AB  - This study presents a feasibility analysis to create a company that provides
maintenance services in residential units in the city of Coli, given the growth of
housing sector in the region, developed mainly in the south of the city. The
project is specifically designed for managers and co-owners of residential units
that wish to perform some maintenance on their homes, which will benefit from
a comprehensive maintenance service is the main business value proposition
compared to other market competitors. In it, customers need not worry about
hiring a variety of providers often do not give them confidence and guarantees
the work performed.
The line of services covered by the company includes cleaning, gardening and
general adjustments, where the organization directly assume the first two, while
the final contract will be performed by professionals whose selection will be very
strict to provide quality services The economic evaluation found that the project
requires an investment of $58.701.882 with a capital cost of 23.69% was
obtained within two years and three months a net present value of the
investment of $52.660.997 which equates to a rate of return of 33,98%, which
is a good thing for the investor, as this performance meets the project's capital
costs and profitability of the investor (25%).
The project also is a potential generator of jobs in the city, employing a variety
of professionals in the field of maintenance, such as electricians, masons,
locksmiths, among others.
As for the distribution of profits available to partners is expected to deliver 50%
of them after the second year of operation, which expects to distribute

$3.192.678 to the second year and for the third year the value of $13.613.431.
He hopes to keep the profit distribution policy of 50% from the second year of
operation of the company to give greater financial sustainability and to maintain
business resources that capitalize on technology and maintenance repurchase.
